Leasehold Cost Reconciler

Compare two periods of leasehold costs, spot changes worth checking and prepare better questions without uploading documents or connecting an account.

Privacy by design: this prototype runs in your browser. It does not require a login, upload, bank connection or document. Do not enter names, addresses, account numbers, reference numbers or legal documents.

1. Your situation

Use figures from comparable periods where possible. Approximate figures are acceptable for this first check.

2. Enter comparable figures

Enter annual figures, or use the same period for both columns. Leave a category blank if it is not shown.

3. Add your question

Do not include names, addresses, reference numbers or confidential correspondence.

Your reconciliation

Enter figures and select “Create reconciliation”. Your report will appear here.

Important: This tool organises figures you provide. It does not determine whether a charge is lawful, replace a solicitor or adviser, or tell you to withhold payment. Verify important information with the relevant management company, official guidance or a qualified professional. No information is sent to a server by this browser-only tool.

Before you use it

Use figures from comparable periods where possible. If a category appears in one period but not the other, treat the result as a prompt to investigate rather than a final conclusion.

If major works are involved, check the source documents, notices, budget and timing carefully. Consider independent advice where the issue is significant or time-sensitive.

Frequently asked questions

Does this tell me whether my service charge is legal?

No. It only compares the figures you enter and prepares review questions. It cannot determine whether a charge is lawful, reasonable or payable.

Do I need to upload my lease or statement?

No. The first version is designed around manual entry. Keep your documents with you and enter only the figures needed for the comparison.

Can I use it for major works?

You can use it to organise major-works provisions and prepare questions about scope, timing, supporting budgets and related categories. It does not assess the legal validity of a major-works process.

Which part of the UK does it cover?

This first version is written for England. Leasehold rules and guidance can differ across the UK, so check the relevant official guidance for your location.

Help us test this early tool

UK Markets Today is testing whether this early browser tool makes leasehold cost questions easier to organise. If you have recently used leasehold statements, budgets or major-works figures and are willing to give brief feedback, contact info@ukmarketstoday.co.uk with the subject line “Leasehold tool feedback”. Please do not send documents, names, addresses, account numbers, reference numbers or confidential correspondence.
